How to View Property Rent Estimates and Comps

Learn how to look up rent estimates and comparable listings for a specific property.

You can use RentCast to look up accurate rent estimates and comparable rental listings for most residential properties in the US.

You can use this information to help you research potential investment properties or assist with leasing the ones you already own.

How to Search for Properties

To look up rental data for a specific property, first go to the property search page from a link in the top navigation bar:

Next, fill in the property address and select the features of the property you're searching for, such as the property type, number of bedrooms and bathrooms, and the living area size.

Although selecting property features is optional (and our software will usually be able to look them up for you), customizing them will improve the accuracy of the rent estimates and comps you get.

Finally, click the Search button when you've filled in all of the information:

After a few seconds, you'll see a complete rental data report for this property:

If you have the RentCast Pro upgrade, you will also see the rental market report at the bottom of the page for this property's zip code.

Changing Comparable Search Settings

With RentCast Pro, you can customize the comparable search settings, including the search radius and look back period of comps:

  • Search radius: the maximum distance between the property and its comps, in miles. Use a smaller radius to search for comps closer to the property, and a larger one to search further away. Leave blank to let RentCast set this automatically based on the available data

  • Look back period: the maximum number of days since comps were last seen. For example, you can enter "30" to only search for comps last seen in the past 30 days. Leave this blank to let RentCast set this automatically based on the available data

These settings can significantly increase the accuracy of the rent estimates you get from RentCast because they allow you to narrow down the comparable search to a smaller area around the property and focus on more recently seen comps.

Tip: you can also change the comparable search settings for any property you've added to your portfolio, right above their rent estimate and comparables map.

Researching Comparable Properties

It is often helpful to get additional insight about each comparable property to help you narrow down which ones are a better match for the property you're searching for.

To help you do this, we've made the map and the list of comps fully interactive, giving you several options for customizing them and doing further research:

  • Click on each comparable marker on the map to view additional information for that property

  • Sort the list of comps by any column by clicking on the column header

  • Click on the address of any comparable property to view its own rental data report

Adding Properties to Your Portfolio

You can save properties to your RentCast portfolio to set up real-time rent alerts, get market updates, view historical rent trends, and track their lease and tenant history.

You can also save properties you'd like to keep an eye out on in the future and check back on later.

You can add properties to your portfolio right from the property search page by clicking the Save to Portfolio button at the top:
