Adding properties to your RentCast portfolio allows you to receive rent alerts and market updates to help you keep track of local market changes and plan future rent increases.

Follow this guide to turn on alerts and market update notifications for any property in your portfolio.

How to Turn On Rent Alerts

Rent alerts will send you a notification as soon as the estimated rent reaches your target. This is useful for making sure you're charging your tenants market rent and will help you plan future rent increases.

To turn on rent alerts, click on the menu button next to any property in your portfolio, then click the Edit property link:

Next, click on the Notifications tab in the property settings popup, turn on the Enable rent alerts toggle, and select the Alert type and its target:

You have several options for configuring rent alerts for each property:

  • Fixed amount: alert will activate when the estimated rent is higher than the fixed amount you enter. This type of alert works best if you just want to know when the estimated rent reaches a certain dollar amount

  • Amount above current rent: alert will activate when the estimated rent is higher than the current rent by a dollar amount you enter. You need to add the current lease of the property for this alert to work. These alerts are great if you'd like a notification when you can potentially increase the rent by a certain dollar amount

  • Percent above current rent: alert will activate when the estimated rent is higher than the current rent by a percentage you enter. You need to add the current lease of the property for this alert type to work. Use these alerts if you'd like a notification when you can potentially increase the rents by a certain percentage

Click Save Changes at the bottom of the popup when finished.

Once the alert is enabled, you will receive an email and an in-app notification once the estimated property rent reaches the target amount.

How to Turn On Market Updates

Market update notifications are great for tracking rent changes for your properties, keeping an eye out for new rental listings, and noticing shifts in the local market.

To turn on market updates, click on the menu button next to any property in your portfolio, then click the Edit property link:

Next, click on the Notifications tab in the property settings popup, turn on the Enable market updates toggle, and set your desired Email frequency for market update emails:

Click Save Changes at the bottom of the popup when finished.

Once you enable market updates, you will start receiving regular emails at the beginning of each month (or as often as the frequency you selected) with the latest rental data for that property.

How to Send Property Updates to Other People

With the RentCast Pro upgrade, you have the option to send property alerts and market update emails to other people in addition to receiving them yourself.

This is useful if you'd like your clients, partners, property owners, or other people to receive notifications for specific properties in your portfolio and stay in the loop about their rental performance.

You can add additional email recipients by clicking on the Notifications tab in the property settings popup, and entering the names and email addresses of the people you'd like to receive notifications under the Additional email recipients section:

Additional email recipients settings

Click Save Changes at the bottom of the popup when finished.

You can also set up a default list of recipients that will be added to all new properties you add to your portfolio under My Account > Reports & Emails:
